How is the Spanish real estate market in 2016

The real estate sector is beginning to show signs of recovery after contracting in 2015 leaving.

2016 data show positive figures in the main indicators of the sector, encouraged by housing supply higher quality and reviving the sale of assets, among other factors.

Price.

The year could end with an increase in the average price of housing being 5%. Behind this rise is not only higher prices but also higher quality of real estate.

Trading.

If in 2015 the housing market showed signs of awakening, for this year forecasts are even more optimistic IPE. The volume of purchases and sales will grow by almost 14%, which will mean 403,363 transactions. This will return the market to levels of 2009. Visas.

Building permits also grow this year at a rate of almost 20% to 91,692 projects. This fact comes to show optimism in developers, because if this increase is met it will exceed expectations (12.2% in December) and will occur after a sharp rise of 30.2% in 2015. In total, in the last two years, visas accumulate an increase of 56%.

Stock.

The slab of unsold homes appear to be starting to lighten, to the point that housing supply in stock disappears quickly. In 2016 the housing stock will be reduced by 24.7% to 326,300 homes compared to 2015. The most relieved regions are: Madrid, Murcia, Valencia and Castilla-La Mancha.

Cost effectiveness.

The annual gross average yield on housing stood at 9.1% in the first quarter of 2016, three months before this indicator was 8.8%, and a year ago was 6.2%. This evolution gives an idea of how quickly the housing performance is growing .

Rental.

In a deflationary time and with prices down in many products, the price of rental housing rose 4.8% in June over the same month of 2015. This increase is the second steepest since 2006. The communities where we saw the price of housing this year were Baleares (15.7%), Murcia (11.3%), Catalonia (10.7%) and the Community of Madrid (10.5%) are encouraged.

Floor.
